Key points for investors

⬤ We are targeting $6M for both the land/lake and the development project.

⬤ We have secured the property under a land optioning contract for a limited time.

⬤ We will go forward with the purchase only if we raise enough funds for both the property and the development project. Just raising enough funds for the land would not justify the purchase for us considering the costs for tax and maintenance of the property.

⬤ The current zoning for the parcel is A-2, which allows for agricultural and recreational use. However, if we acquire the property, we plan to propose a zoning upgrade to the City/County to permit for more commercial uses. While this process may be time-consuming, we anticipate that once the upgrade is approved, the property value would appreciate significantly, potentially up to three times its current value or more. There will be a government fee of up to a quarter of the price of the property for a zoning upgrade.

A little history about the lake

This magnificent property, also known as the Carson Lake, used to be a gravel and rock mine that is now filled with water from the Merced River through a ditch and an aquifer from the underground. For three generations, the Carson family has owned and cherished this piece of land, which now boasts a breathtaking lake and spectacular scenery.

They have been prohibiting hunting in the land (except for fishing) that makes this land a sanctuary for different kinds of animals including Black-tailed Deer, small wildcats, foxes, white pelicans, kestrels, yellow warbler, beavers and more.

This property came on the market for the first time in almost half a century. Approximately 50 years ago, the owners obtained the necessary permits to mine the property for gravel, sand and rocks. They also did gold mining back in the day, and some say it was the original reason to start the digging.

When they got the permit and did the mining, they extracted the gravel, dirt, and rocks, going down to 30 feet at some points. Now because of its depth, this man-made lake provides a scuba diving experience that is unparalleled in the area making it a popular destination for diving enthusiasts.

In addition to the picturesque lake, the land has a high water table that sits at around 8 feet beneath the surface. There is a ditch that allows water from the Merced River to flow onto the land. The 35 acres of farmland are irrigated using the water from the river and any excess water is used to top off the lake. The water from the ditch is shared with five neighboring properties on a schedule.

Interestingly, the lake's main source of water is not from the river, but rather from an aquifer - an underground stream of spring water that provides a consistent source of clean, high-quality water to the lake. This is a unique feature that we believe by itself is highly valuable and the quality of water needs to be preserved as much as possible.
